Admissions Policy

CDA20 Property Management is committed to ensuring fair and equal access to housing opportunities in accordance with the guidelines set forth by the U.S. Department of Housing and Urban Development (HUD) and the Fair Housing Act. To uphold this commitment, our admission policy incorporates a thorough review process that includes a lookback period of 10 years and specific criteria regarding prior evictions, violence, and drug convictions.

Admission Criteria:

Eligibility Requirements: Prospective tenants must meet the following eligibility criteria to be considered for housing:

• Must be at least 18 years of age or legally emancipated.

• Must provide valid identification and proof of legal residency or citizenship.

• Must demonstrate the ability to pay rent and other housing-related expenses.

Criminal Background Check:

As part of the application process, all prospective tenants will undergo a criminal background check. The purpose of this check is to ensure the safety and security of all residents within our properties. Our criminal background check will focus on specific types of offenses that are directly related to the safety and security of our residents. We do not disqualify applicants solely based on arrests that did not result in conviction or convictions that have been expunged or sealed Lookback Period: CDA20 Property Management will review the applicant's criminal history for the past 10 years. Only convictions within this timeframe will be considered in the decision-making process.

Exclusionary Criteria: Applicants will be denied housing if they have been convicted of any of the following offenses within the past 10 years:

• Violent crimes, including but not limited to assault, domestic violence, and homicide.

• Drug-related offenses, including possession, distribution, or manufacturing of illegal substances.

• If you are required to register on a state sex offender registry.

Eviction History: Prospective tenants with a history of evictions within the past 7 years will be subject to further review. While prior evictions may not automatically disqualify an applicant, they will be considered alongside other factors in the decision-making process.

Credit Check: CDA20 Property Management requires all prospective tenants to undergo a credit check as part of the application process. Applicants must have a minimum credit score of 600 to be considered for approval. Co-signers are allowed with management's approval, particularly for younger candidates with no credit history. However, co-signers will not be permitted if the applicant has items in collections within the last year or is more than 3 months behind on any item that pulls on their credit report.

Income Requirements: Prospective tenants must have a minimum income of at least 2 times the rent amount. Applicants must provide adequate proof of employment and income, such as recent pay stubs. Applicants who are moving to the area and do not yet have pay stubs can provide a letter from their new employer. This letter must include the applicant's position, planned amount of hours, and pay rate, and it must be sent directly to the property manager from the employer. Additionally, self-employed applicants must provide their most recent tax return and bank statements for the past three months to verify income.

Individualized Assessment: During the individualized assessment, we will consider mitigating factors such as the age of the applicant at the time of the offense, the time elapsed since the offense, the nature and severity of the offense, evidence of rehabilitation, and references from employers, community members, or parole officers.

Appeals Process: Applicants who are denied housing based on their criminal history or eviction record have the right to appeal the decision. The appeals process provides an opportunity for applicants to present additional information or evidence that may impact the decision.

HUD Guidelines Compliance: This admission policy is designed to align with the guidelines established by HUD and the Fair Housing Act to promote fair housing practices and eliminate discrimination based on criminal history or eviction record.
